Subleasing a furnished bedroom in the ground floor unit of a house. You will have a roommate. He's a 24 yr old , male PhD student at UofT. As such, male tenants around his age are preferred.

AVAILABLE DATES:
January 1st to August 31st
If you and my roommate are a good fit, you can discuss signing a proper lease with him and the landlord near the end of the sublease.

RENT: $1400 (Entire unit is $2800).

INCLUDED: All utilities are included.
The bedroom comes with a bed and mattress, wardrobe, dresser, desk, and chair.
The unit has AC and insuite washer-dryer.
The living room is also furnished.

NOT INCLUDED: Parking (paid, street side parking is available but not guaranteed). Bring your own kitchen items and toiletries.

LOCATION: Dundas and Spadina.
5 min walk to OCAD and 15 min walk to UofT.
2 min walk to Chinatown, which has several restaurants and shops.
10 min walk to Financial District.
Public transit is really good, with Dundas, Spadina, and Queen streetcars being a short walk away and Line 1 Subway being 10 min walk away.

RENTAL TERMS:
Sublet from the leaseholder. I have permission from my Landlord to Sublet. Sublet period from Jan 1, 2025, to Aug 31, 2025. Rent will be paid to the roommate.

Additional Information: I'm a UofT grad student who signed a 1 yr lease with my current roommate. However, I will be graduating early so I will be subleasing my bedroom for the rest of the lease.

Most of the bedroom items in the pictures are included (some are my personal items which I will be removing). Everything seen in the living room is provided too. You will only need to bring your personal items along with kitchenware and toiletries.

The unit is on the ground floor of a house and has its own entrance. The house itself has 2 additional units: a few people live upstairs and a few people in the basement. All units have their entrances and are otherwise separate.

Roommate is a 24 yr old, male PhD Student at UofT. He is clean and quiet and respectful of personal spaces. He expects the same from the subleaser. He is otherwise super chill and a fun guy to talk to. You can talk to him when viewing the unit to ensure compatibility before signing anything.

No Smoking, no pets, and no parties.
