place is a one-minute walk from University Ave & Dundas and the St Patrick subway station. There are amazing restaurants just steps from the building, including some of our favourites - Ali Baba's (shawarma), Rolltation (poke bowls), and Pizzaiolo (pizza).

This is a beautifully, recently renovated (2023), north-west facing, 1100 sqft corner unit with a full kitchen, including a new stove, oven, refrigerator, and dishwasher. It's also fully stocked with cookware, dishes, cooking and eating utensils, and a range of appliances. There is also a fully-stocked cleaning closet with a Dyson vacuum cleaner, roomba, broom, mop, and a host of cleaning products all free for use.

Rent is $1300 per month and includes all utilities: water, electricity, heating and cooling, maintenance, high-speed internet, and in-suite laundry. The suite has upgraded light fixtures and area rugs throughout.

The building had its annual fire inspection by Toronto Fire Services in February and has monthly fire system tests. With 24-hour security/concierge and cameras throughout the building, female university students can feel safe in downtown Toronto. Access is by security fob, each registered to a resident, or through the front door past the security desk. The fan coils have been replaced this year, and the HVAC is in good working order. The elevators have been in good working order and usually come pretty quickly as it is a smaller building. There are 3 elevators and I haven't noticed them out of order this past year.

Guest parking is available in the building. The building has a near 100 walkability score and is a one-minute walk from St. Patrick Subway Station. Five-minute walk to hospitals including Toronto General, Mount Sinai, and Sick Kids. Three-minute walk to Nathan Philips Square, Eaton Centre, Queen Street West. 10-minute walk to St. Mikes, Toronto Western, and the University of Toronto campus (Queen's Park).

Shared amenities include:
- kitchen (fridge-freezer, stove, oven, microwave, dishwasher, dishes, cutlery, cooking utensils)
- lots of entry storage

The bedroom includes:
- bunk bed

- private use of the second bathroom (toilet, sink, shower)

Only accepting offers from non-smoking female students. One of the roommates lived in the unit this past year and she's great :) -- she's a 2nd year Engineering Science student going into an aerospace major, she loves Formula racing, and she's got amazing snacks.
