1 bedroom + office/studio (unfurnished) available in shared house with 1 other roo

I am looking for a roommate for June 1 to take a small/medium bedroom plus a second smaller room that can be used as an office or studio in the house I am renting at Bloor & Dufferin. The apartment spans the top 2 floors of a house. I am looking... to live with one other person who would like to rent the bedroom and office for their private use.

The room is about 9x12 feet or 110 square feet (including closet). It is located on the second floor and there is one east facing window which faces the neighbouring house. The smaller office room is about 90 square feet and located on the third floor also with east facing window.

There is a shared living room, kitchen and 2 bathrooms (with bath tub). No laundry on site, but there is a laundromat around the corner. No on site parking available but you can get a city permit and park on the street. The front porch is an outdoor space available for our use.

I have birds and the landlords (who live downstairs) have asked that we don't keep cats or dogs. Smaller, bird compatible pets will be considered on a case-by-case basis. I prefer to maintain a low scent/low aerosol environment. I have a chore schedule and would like to live with someone who wants to keep the house clean and tidy. I have a cleaner who comes once a month to help lighten the load.

There isn’t a lot of room for more furniture in common areas and decorating the house is my passion project so I ask that people check with me if they want to contribute.

I work from home and am currently in school, so I am looking for someone who values a quiet and respectful atmosphere. I hope to have a friendly, mutually respectful but independent relationship with a new roommate. I am genderqueer. In my personal and professional life, I am happy to be sharing space with people from many different backgrounds and lean left politically.

You are welcome to have friends/partners over while respecting noise levels. Giving a heads up before having people over is appreciated and reciprocal.
