1 furnished bedroom in 2 bedroom Cliffside apartment

Hi there! I'm moving out of my apartment by the end of August, so I need someone to take over the lease. It is a 2 bedroom, 1 bathroom apartment and you will be renting 1 bedroom. The bedroom comes furnished with a bed (frame+mattress), desk, office... chair, and a fan. The price of the furnishings is $450, though I am open to negotiation.

The rent listed includes base utilities (heat, water, hydro). Additional utilities (WiFi, home insurance) cost $54.

The apartment is technically a basement apartment, but you have full ground level windows and good ventilation.

The living room contains a dining table with 4 chairs, and a TV. If you've got any consoles you want to bring along, please go ahead!!

The ideal tenant would be a male attending the University of Toronto Scarborough (short walk to the bus stop where Route 12 stops then goes all the way to campus).

After discussing with me and agreeing on the details, I will refer you to the landlord to wrap up the process.
