**About me:**
Hi! I’m Vicky :) I’m 26 and currently in my first year of Radiation Therapy studies. I plan to stay here for at least 2 years, so I’m looking for long-term roommates, though this can be discussed. I’m from Hong Kong, and I have a cat who’ll be living with me, so please keep that in mind if you have any allergies or concerns. I’m pretty easy-going, enjoy making new friends, but also respect boundaries. I love cooking and baking, and I’m happy to share if you’re up for it! **About the listing and move-in date:**
I just signed the lease with the landlord and am looking for 1 subtenant with his approval. You’ll be signing a sublease with me, not directly with the landlord. The move-in date is after April 11th, and I can offer an in-person showing.

**Location:**
The apartment is in the quieter part of Kensington Market, facing Toronto Western Hospital. FreshCo is a 5-minute walk, and UTSG is only a 20-minute walk away—super convenient!

**Common areas:**
The dining room, bathroom, and kitchen are furnished. I have plenty of kitchen appliances—microwave, air fryer, stand and hand mixers—that you’re welcome to use. We’ll be sharing one 4-piece bathroom, and you’ll have full access to a porch with a great view.

**Your room:**
The room comes with a table, a chair, a closet, and a full-size bed. It’s perfect if you don’t want the hassle of buying furniture—I’ve got it covered!

**Utilities, Wi-Fi, and laundry:**
Utilities are included, but Wi-Fi isn’t. We’ll share the internet cost ($20.07) each month. There’s no in-unit laundry, but coin laundry is available by the side entrance of the building, and there’s also a laundry store just a 5-minute walk away.

**Tenant insurance:**
I have purchased tenant insurance as requested by the landlord, and your name will be added once you move in. The premium ($6.81) will be shared among the tenants each month.

**Basic house rules:**
1. Please pay rent on time.
2. Tidy up the common areas after use.
3. No smoking or weed inside the apartment, as per the lease agreement.
4. Friends are welcome, but no more than one person can sleep over, as per the lease agreement.
We can discuss more if we move forward!

**Rent:**
Once everything’s confirmed, I’ll request the first and last month’s rent, plus a $200 security and key deposit, which will be refunded when you move out (as long as the apartment is in good condition and you return the keys). I’d prefer two recent pay stubs or a bank statement as proof of your ability to pay rent. I understand this might be tough for students, so if needed, feel free to provide a guarantor’s information instead.

**About the cat:**
I have a cat named Jeffrey, who will be in the common area. If you’re allergic or have any concerns, please consider this before reaching out. Sometimes he is noisy, but most likely only when people are awake :(
