Downtown summer sublet with possibility of extension

Unit: Master bedroom with attached bathroom in a 2 bedroom 2 bathroom fully furnished apartment.

Available date: April 1st, 2025—june 31st, 2025 (flexibility to move in and out during this period, it doesn’t have to be for the entire duration)....
Possibility of extension for after.

Rent: 1650 (includes hydro, wifi+electricity is about 40/months). Some flexibility with rent if our dates line up.

Location: Yonge and College.

Lease terms: I will continue to be the leaseholder. You will pay your rent to me. You will be sharing the apartment with another UofT student who is tidy, respectful and quiet.

Required documents: proof of income and one month’s rent as security deposit which will be adjusted as the last month’s rent.

Additional Information:

Location: The apartment is connected to a bunch of things—the college subway station, 2 grocery stores (Metro and Farmboy), a planet fitness gym, a food court, coffee shops, an LCBO, Rexall, TD, amongst other things (google “college park” to find out more). All this is in the basement, so the residential part isn't negatively affected by it. The building faces a park (see photo for view of the park from living room of the apartment).

Details about my apartment: it is roughly 924sqft. It is west facing and overlooks the park rather than a building or the main road (as pictured). This means the place gets a lot of direct sunlight, and we don't hear the traffic at all. There isn’t in unit laundry, but the washer and dryer is on the same floor across from my unit. There is also a gym and sauna on the same floor, as well as a large patio.

Room furnishing: the apartment (including kitchen) is fully furnished. The master bedroom has a desk,office chair, large cupboard with hangers and organizing bins, 2 stackable mattresses, lights, a humidifier, 2 large dressers and an attached bathroom.

About me: I am a PhD student at University of Toronto. I really love where I live and I am looking for someone to take care of the place while I am away for the sumimer.
